Repairs & Maintenance

Standard garage door springs are rated for approximately 10,000 cycles — one cycle being one full open-and-close operation. For a household that uses the garage door 4 times a day, that's roughly 7 years of life. High-cycle springs rated for 25,000 to 100,000 cycles are also available and are worth the upgrade for frequently used doors. Florida's humidity can contribute to corrosion, so actual lifespan can vary.

Different noises point to different issues. Grinding usually means worn rollers or the drive gear inside the opener. Squeaking or squealing indicates the hinges, rollers, or springs need lubrication. Banging or popping can signal a broken spring or loose hardware. Rattling typically means loose bolts or a misaligned chain drive. In any case, don't ignore unusual noises — they're usually a warning that something is about to fail.

We recommend a professional tune-up at least once a year. If your door sees heavy daily use, or if your garage is near the coast where salt air accelerates wear, twice a year is ideal. Regular maintenance catches small issues before they become costly repairs and extends the life of every component in the system.

Some minor tasks are safe for homeowners — like wiping down the tracks, replacing weatherstripping, or lubrication with appropriate products. However, spring replacement, cable repair, and anything involving the torsion bar system should never be attempted without professional training. Garage door springs are under extreme tension and can cause serious injury or death if mishandled. Always call a professional for these repairs.

First, check the photo-eye sensors at the bottom of the door tracks — make sure they're aligned and free of dirt or obstructions. A small light on each sensor should be solid (not blinking). If the sensors are clear and the door still won't close, try pressing and holding the wall button rather than the remote. If it closes that way, the issue is with your remote or its signal.
