Essential Garage Door Maintenance Tips for Florida Homeowners

A Little Maintenance Goes a Long Way

Your garage door system is a complex assembly of springs, cables, rollers, hinges, and electronics. Like any mechanical system, it performs best when properly maintained. 1. Perform a Monthly Visual Inspection

Once a month, take a few minutes to look over the major components of your door system. Check for rust on hardware, fraying cables, worn rollers, and loose or missing bolts. Catching issues early prevents small problems from becoming expensive repairs.

2. Lubricate Moving Parts Every 6 Months

Apply a high-quality garage door lubricant (not WD-40, which evaporates quickly) to the rollers, hinges, springs, and the chain or screw drive of your opener. Proper lubrication reduces friction, prevents rust, and extends the life of all moving components. In Florida's humid environment, this step is especially important.

3. Test the Door Balance

Disconnect the opener and manually lift the door to waist height. Let go — a balanced door should stay in place. If it falls or rises on its own, the springs are out of balance and need professional adjustment. An unbalanced door puts unnecessary strain on the opener motor.

4. Test the Auto-Reverse Safety Feature

Place a flat 2x4 board on the ground in the door's path and activate the close button. A properly working door should reverse immediately upon contact with the board. If it doesn't, adjust the sensitivity or call a technician. This feature prevents injury and is required by code on all openers manufactured after 1993.

5. Check and Replace Weatherstripping

The rubber seal at the bottom and sides of your door keeps out rain, pests, and debris. Florida's UV exposure and heat can degrade weatherstripping quickly. Replace it when it becomes cracked, brittle, or no longer creates a tight seal with the floor.

6. Keep the Tracks Clean and Aligned

Wipe down the tracks with a damp cloth to remove dirt and debris. Check that the vertical and horizontal sections are properly aligned — a misaligned track causes the door to bind and can lead to roller damage or derailment over time. Do not lubricate the tracks themselves.
